Global Roofing Solutions, a division of Consolidated Steel Industries, now occupies part of Growthpoint’s largest industrial facility.
Production is in full swing at Global Roofing Solutions’ new premises in Isando, after Consolidated Steel Industries (CSI) signed a ten-year triple-net lease with Growthpoint to bring several of its operations together under one roof.
CSI has recently merged its two principal operating divisions, Global Roofing Solutions and Stalcor. Stalcor is a stockist and distributor of stainless steel and aluminium products, while Global Roofing Solutions manufactures South African roofing brands under the Brownbuilt and HH Robertson banner. It also includes the subsidiaries Helm Engineering and Stampede Compaction, and holds the brands Zip-Tek, Klip-Tite, Klip-Lok, Nu-Rib, Bond-Dek, Bond-Lok, Arma-Tile, Uni-Tile and QC Flooring.
Situated on the corner of Quality and Barlow Roads, the Isando premises is geared for manufacturing, storing and distributing aluminium, stainless steel and roofing products. It is close to OR Tambo International Airport, with easy access to both the R24 and N12 highways. The public transport network in Isando also makes commuting easier for staff members.
The site makeover
The upgrade involved the refurbishment of an existing factory and the construction of approximately 2 500m² of new office space. Showcasing its own products and capabilities, Global Roofing Solutions’ steel roofing products were incorporated into the new design.
The demolition of the old office building started on 21 August 2015 and sticking to the timeline, construction on the roof structure frame started on 2 October 2015, with the installation of the roof sheeting commencing two weeks later. After waterproofing the new buildings, tenant installation works for air-conditioning, carpets, ceilings and electrical reticulation started on 2 November 2015.
In the factory area, a concrete floor area of 10 000m² was cast, new bathrooms were constructed and energy-efficient lighting was installed. All polycarbonate sheeting on site was also replaced to maximise the natural light in the warehouse. The staff and canteen facilities were further revamped and a shaded car park, with space for about 175 cars, was added.
As part of the rental agreement, Growthpoint is supplying 30 cranes, two weighbridges and a security camera system on the premises.
This extensive refurbishment saw an investment of R37 million, which included Growthpoint’s acquisition of the 22 000m² Global Roofing Solutions building in Anderbolt, Boksburg, and the 4 700m² Stalcor building in Eastgate Extension, Marlboro, which previously housed the two CSI divisions.
Global Roofing Solutions’ finance and debtors departments were the first to move into the new office block on 7 December 2015, followed by the bulk of the staff from five different locations all over Gauteng a week later. The entire office component was up and running on 20 December 2015.
The dismantling and decommissioning plant and machinery started on 15 December 2015. While the move of finished goods and coil stock consisted of 262 truckloads, the movement of plant and machinery was considerably more. The recommissioning of plant and machinery was completed on 10 January 2016, when production got underway again.
