The plans for Blue Rock Village, the first green village in Africa, are laid out with construction due to start in September 2016.
After a R14-billion upgrade of the Blue Rock Resort near Somerset West in Cape Town, the new Blue Rock Village is earmarked to become the first green village in Africa.
Swisatec, an architectural and project management firm based in Cape Town, is aiming for a six-star Green Star SA – Communities rating from the Green Building Council of South Africa (GBCSA), as part of a pilot project programme. The Communities Rating tool evaluates the sustainability attributes of the planning, design and construction of the development project, on a precinct, neighbourhood or community scale.
As a mixed-use development, Blue Rock Village will incorporate five hubs, from living to working to health and lifestyle.
Hub 1: Luxury apartments
A total of 1 000 luxury residential apartments will be constructed on the 40 hectares of land, built according to European standards and equipped with eco-friendly and cost-saving features and technological innovations such as fibre optics.
Other features include 2,4m rubber-sealed, thermal-break, aluminium double-glazed glass windows; insulation; LED lighting; 2,8m high ceilings to facilitate temperature control; a water underfloor heating system that ensures a moderated 22°C room temperature and eliminates the need for air-conditioning or heaters; floating floors for noise reduction; self-generated solar power; a central water-heating system; non-toxic paints; smart irrigation systems such as the shower-to-sprinkler system and A++ rated appliances for energy efficiency.
Hub 2: Hotel and conferencing
The five-star hotel and conferencing centre is envisioned to have approximately 150 rooms, 30 condos, exhibition space and a conference centre for 500+ executive delegates.
Hub 3: Lifestyle centre
The 40 000m² Santa Luzia Lifestyle Centre will be the first in South Africa to offer outdoor expo and events space of up to 10 000m², the centre will also offer gastronomy, a doctors’ centre, entertainment, boutique stores, academies, a hostel and workshops.
Hub 4: Wellness centre
The Wellness Centre will be equipped with sports amenities including an Olympic size swimming pool, a gym, a dance studio and squash courts, as well as beauty services such as tanning beds, a nail bar, hairdressers and barbers, and finally therapeutic facilities that include a spa, sauna, steam room, massage parlour and physiotherapy.
Hub 5: Financial centre
Dubbed the Dollar House, this is where financial professionals such as banks, consultants, lawyers, financial advisers and a business news room will be housed. The Dollar House will link to the Professional Service Centre, an office space which will cater for marketing firms, events planners, graphic designers and photographers.
Blue Rock Village will also introduce a car-free living system where pedestrians dominate the streets and cars are kept underground, away from the living space.
The construction of phase one of Blue Rock Village, Giovanni Luxury Terrace Apartments, is set to kick off in September 2016.
