Running track refurbishment

The recent replacement of the rooftop running track at the Discovery Building in Sandton was entrusted to Bounce Safety Flooring. 

This exciting challenge involved the removal of the old surface, design and installation of the 2 600m² recycled rubber running track atop the iconic Discovery Building.  

The project called for a solution that would not only promote the health and wellness of Discovery’s employees, but also protect the building’s waterproofing system and have longevity.

Sustainability and longevity paramount 

The Discovery Building, also known as 1 Discovery Place, is more than just an office space. It’s a beacon of modern, sustainable architecture. 

With a six-star Green Star as-built rating from the Green Building Council of South Africa, the building is a model of environmental stewardship and employee well-being. The greened roof level, which includes the running track, underscores Discovery’s commitment to integrating sustainability, with a focus on people’s health and wellness.

The challenge 

The previous running track at Discovery required partial removal due to failing waterproofing beneath it, leading to leaks. 

The task for Bounce Safety Flooring was to provide a durable, waterproof running track that would protect the underlying torch-on waterproofing system and serve the wellness needs of Discovery’s employees. 

“This solution needed to be resilient, eco-friendly and adaptable to the rooftop environment,” explains Filen. 

The solution 

Bounce Safety Flooring’s solution was a fully recycled rubber running track, tough enough to protect the waterproofing layer beneath. 

The track was designed with water drainage in mind, directing run-off efficiently to drains while providing a safe, comfortable surface for walking, running and other activities.  

The track features a custom-designed marking scheme, two-way running lanes and a spectating area for indoor soccer. 

An interesting aspect of this installation is its contribution to energy efficiency.  

A recycled rubber green rooftop can reduce the heating and cooling costs of a building by up to 30% year-round, adding another layer of sustainability to the Discovery Building. 

Installation process 

Spanning over six months, the installation process was no small feat. Transporting tons of rubber to the rooftop, eight floors above the ground, posed a significant challenge. 

The previous track had to be carefully removed, and the new system meticulously installed. Once laid, the track was painted over a month, resulting in a uniform, neat and easy-to-use surface. 

Impact and benefits 

Upon completion, the track was immediately embraced by Discovery’s employees, who now enjoy a safe and engaging space for physical activity.  

Discovery’s satisfaction with Bounce’s work is evident in their continued relationship, with Bounce who has been maintaining the track monthly for over three years. Bounce will also be replacing the track section by section over the next 10 months, with a further extension to completely re-cover the whole area.  

The track not only enhances the well-being of employees but also contributes to the building’s overall sustainability and functionality.

Sustainability and eco-friendly practices 

The project utilised nearly 11 tons of recycled rubber, equivalent to 4 906 passenger tyres, diverted from landfills. This achievement highlights Bounce’s commitment to environmental sustainability and innovation in large-scale projects. 

Filen confirms that moving forward, Bounce is adapting the type of mesh used in the Discovery track to improve shock absorption and longevity, ensuring that future installations are even more effective.
