The new Plumbago Business and Logistics Parks in the new Riverfields Precinct features Macsteel Roofing’s NOVOTEXI 440® concealed-fix roofing profile.

Macsteel Roofing supplied its NOVOTEXI 440® concealed-fix roofing profile for the bulk of the buildings in the Plumbago Business Park and Plumbago Logistics Park, two projects that are part of the approximately 200 000m² Rivierfields Precint development by J.T. Ross.

With the objective to create an exciting logistics hub, strategically located close to OR Tambo International Airport, east of Johannesburg, the precinct will grant both large and small distribution users the immense benefit of convenient access to all major freeway routes serving Gauteng and beyond. Tenants include DHL, John Deere and DB Schenker.

According to Albie Jordaan, sales and marketing manager of Macsteel Roofing, the Clean COLORBOND™ steel option was specified in African White. “This colour was chosen because of its high SRI (Solar Reflective Index) rating, making it an eco-friendly choice,” he explains.

The NOVOTEXI 440® roofing profile was developed to accommodate high winds as a result of greenhouse gases and global warming. It covers an effective 440mm and is generally roll formed on site, mostly from G550 MPa high tensile steel to any practical length that is manageable by the roofing contractor and as low as 2° pitch with no end lapping required.

The centre rib is designed to move freely to allow the profile to absorb wind gusts and due to the nature of the rotational mechanism, the male and female only start to inter-lock at wind pressures of around 1.2kN/m². The centre rib may deflect as much as 100mm before wind load starts exerting pressures on the cleats.

“This uniquely patented rotational inter-locking mechanism is what makes this concealed-fix roofing system vastly different to other concealed-fix roofing systems available in the South African market and was independently tested,” Jordaan point out.

Once inter-locked the roof sheet is able to expand and contract freely and cannot unclip between the purlin supports through foot traffic. All residual moisture between the roof sheet and the insulation layer can still evaporate through the inter-locking mechanism.

The roof sheeting has also been designed to accommodate thick composite insulation in accordance with SANS 10400XA as well as various types of insulation board. When using 135 mm x 12kg/m³ insulation blanket, no sub-structure is required when using NOVOTEXI 440® over the purlin.

A mixed development
Riverfields is an exciting new “city” which will include a major shopping centre, offices, residential and commercial nodes.

The completed PLUMBAGO logistics nodes will constitute approximately 100 hectares of serviced land, within a landscaped environment and operated as a 24-hour monitored estate. Logistics warehouses and associated office buildings located within the precinct will all adopt a contemporary, industrial architectural feel and seek to improve end user operating environments through innovative building design, green building concepts and cutting edge construction technology.
