It is crucial to have a plan, whether you are renovating to sell or for your own comfort, to avoid feeling overwhelmed. By following this checklist, you can make your life much easier:

  1. Set a budget: Before you get started with anything, set your budget. Create a list of projects and prioritise them. Do proper research what costs you will have to prepare for.
  2. Sort your admin: If you plan major modifications, you might need permission from the local authorities. Confirm with your insurance company, as your insurance policy might also become outdated after renovations. You will also need site insurance should anything go wrong. Be considerate of your neighbours. Building sites can be noisy and disruptive, so maintain healthy relationships.
  3. Find a trustworthy and qualified contractor: Use the services of a well-reviewed contractor. Your contractor is taking on a major responsibility to oversee your home renovations, so use someone well-established and recommended.
  4. Have a schedule: Create a timeline and prioritise your renovation project along with your contractor and building team before commencing. Ensure that your supply of materials and externally sourced installation are coordinated with your site progress plan, especially if any custom-made materials are needed. Keep order lead time (and delays in supply) in mind.
  5. Ensure that the site is safe: Safety is always the first priority. Remove all hazardous waste, double-check that the necessary gas and electricity are capped off and remove any rubbish.
  6. Look after your builders: They need a place to safely park and a place to take a break.
  7. Get your building weather-resistant: Your building site should be weather-tight, and the structure must be covered as rain can cause damage, leading to additional repair bills.
  8. Damp-proof and insulate: Once the building site is protected, builders can start work. Depending on whether you are modifying the structure or adding an additional structure, this is when the walls, floors and roofs will be constructed. A part of this process will entail damp-proofing and installing new insulation. If you are renovating the internal layout of the building, you would then start with the stud walls and any other interior structural features (such as a staircase), followed by lining the ceiling and walls and laying the floors.
  9. Fit fixtures: This is when everything comes together, and your home becomes liveable by fitting indoors and electrical and plumbing fixtures.
