The Bronx is most famously known as a borough of New York City. However, locally it is an affordable housing development located within the greater Sky City precinct, south of Alberton, Johannesburg.
The Cosmopolitan Projects and Central Developments Property Group describes Sky City as a world-class microcity with its own regional shopping mall, fibre internet connectivity, private school, church, sports facilities, children’s play parks, fast food restaurants, Engen garage and many other amenities on its residents’ doorstep.
Convenient living
Located next to the Sky City Mall, the affordable security estate is the first secure apartment complex in Sky City. It offers residents a low-maintenance, lock-up-and-go home with biometric access control, a manned guardhouse, patrolling guards and an electric perimeter fence with CCTV cameras. For even further peace of mind, the greater Sky City also has 24-hour CCTV security on all the main roads entering the estate.
The Bronx is only 15 minutes from Alberton, 30 minutes from Johannesburg’s central business district, 30 minutes from Germiston and 40 minutes from Soweto.
All the one- and two-bedroom apartments have open-plan kitchens and lounges and are available in five configurations, ranging in size from 30m² to 50m². The affordable comfort of the complex is supported by prepaid water and electricity systems, as well as solar heated geysers.
Affordable homes
The modern, budget-friendly apartments at The Bronx are selling from R410 000, subject to a government subsidy. The minimum salary to qualify is R15 000, and because homeowners buy directly from the developer, all bond and transfer costs are included.
It is an affordable investment for first-time buyers or investors, offering a return on investment (ROI) of up to 15% per year.
“The Bronx is by far the best value-for-money property in Johannesburg South. Its top-notch security, fun play area, mini soccer field and convenient location near the mall make it a haven for people who value safety and convenience, especially single mothers with young children,”
says Lethabo Chauke, marketing manager of Cosmopolitan Projects.
Building neighbourhoods
Mega-developments such as Sky City near Alberton – ultimately comprising 22 000 houses, apartments and social housing – and Lion Pride near Fourways, comprising 6 000 houses and apartments, have led Cosmopolitan Projects to take a more holistic and sustainable approach to property development.
Therefore, these mixed-use developments also include amenities such as shops, schools, churches, public transport facilities and recreation facilities like eco-parks and jogging trails.
“With these mega-developments, we have evolved beyond just building houses – we are building communities. We aim to not only provide our clients with an exceptional brick-and-mortar house but also with an exceptional lifestyle at an affordable price,”
says Cosmopolitan Projects’ director, Johann Vorster.
Specialist developers
The group is comprised of two divisions. Central Developments focusses on developments in niche areas including rental apartment complexes, secure lifestyle estates and retirement estates. Cosmopolitan Projects specialises in affordable housing and security estates for lower- to middle-income groups. It is South Africa’s market leader in affordable housing and has delivered more than 43 000 houses to date. The Cosmo Central Group has developed more than 79 000 residential units since 1992.
