As the commercial property sector continues to face a persistently high vacancy rate, landlords must think innovatively and renovate or repurpose spaces to avoid long periods of vacancy.

Calvin Venkates, CEO of construction company Posch Group, says all indications are that demand for office space unlikely to rebound to pre-pandemic levels due to workers’ desire for flexibility; repurposing and renovating vacant spaces is crucial in today’s market.

According to Statistics SA, the national office vacancy rate at the beginning of 2023 was 20.7%, and the retail vacancy rate was 5.5%, with an increasing number of properties standing vacant across the country.

Venkates says that property owners must consider repurposing and renovating vacant spaces to avoid underutilisation and increase their chances of filling their space.

“The conversion of properties requires extensive research and depends on the needs and demands of the market,” he says. “Developers will also be careful about spending additional capital if the demand doesn’t exist, and conversions can be expensive. Commercial landlords should proactively find innovative ways to repurpose or renovate vacant spaces to meet the changing needs of today’s workforce.”

Venkates says that by doing so, landlords can attract and retain tenants efficiently and effectively. He offers five critical principles to consider when renovating an office park to be more appealing to that tenants are looking for.
