The 144 Oxford office development, designed by Paragon Architects for Growthpoint, can be found in a prime position at the heart of Rosebank. It is the architectural project that has been talked about since its construction first began.
Much to Johannesburg’s delight, the nine-storey, 35 000m² office development with two office towers and a centralised office core, with a breathtaking multi-volume atrium, is set to be completed at the end of this year.
There are a number of incredible reasons why the 144 Oxford office development stands out from the many other impressive buildings in the Rosebank area. Firstly, it boasts a landscaped stair that links the building to Oxford Road, incorporating indigenous planting, custom landscape lighting and water features; all serving to soften the transition between public and private space.
Furthermore, the building has been carefully designed to achieve a five-star SA Green Rating by the Green Building Council of South Africa. This means that it is more resource-efficient and more cost-efficient for its tenants.
“Flexibility and sustainability are everything in business today. We are proud to be developing extraordinary offices that empower agility and high-performance workspaces at 144 Oxford,” says Rudolf Pienaar, Growthpoint’s chief development and investment officer.
The designers of this particular office development also paid great attention to Johannesburg’s demand for better, accessible parking – hence the inclusion of six basements with easy access from its dedicated traffic-signalled entrance from Oxford Road.
Large office floorplates are another notable feature of the 144 Oxford building. “Large office floorplates are unusual in the Rosebank area, even though they are in high demand,” says Paul Kollenberg, Growthpoint’s head of asset management office. “An advantage of 144 Oxford is the floorplate size of up to 4 000m², which enables organisations or large departments to be accommodated on a single level,” he adds.
Big congratulations goes out to both Growthpoint Properties and Paragon Architects for their hard work and dedication to bring this architectural vision to life.
