The impressive new head office of Old Mutual Ltd in Johannesburg is a multi-storey complex with over 30,00m² of floor space. The new office is located among the string of new office developments in Sandton Central, which is known as the Richest Square Mile in Africa. According to Geze.com, the building represents Old Mutual’s homecoming back to Africa, re-establishing SA as the primary base for its emerging market activities.

The first phase of the towering structure, which was designed by LYT Architecture, shows a transparent shimmering façade. The building is a dramatic focal point, designed to graciously invite the public in while encouraging passers-by to linger at the beautiful water feature.

On one open plan floor, there are three separate, but connected gym areas for the use of company employees. The in-between areas have raised access flooring to allow for underfloor services, which means that the gyms also needed raised floors so that all parts of the floor were level and at the same height and the services were uninterrupted.

It was important for the design team to create an acoustic barrier between the potentially noisy gym areas and the floor below. To raise the floors and also provide an acoustic solution, the architects specified InstaCradles sports cradles, the high-performance rubber crumb cradles manufactured from recycled vehicle tyres. Supported by rubber crumb base packers, loose laid to the sub-floor for a fast and easy installation, the cradles were raised 300mm in order to align with the adjoining floors and carry the structural load of the gyms and their equipment. Wooden battens were placed in the cradles and covered with 21mm ply and interlocking rubber mats to complete the high quality installation.

Some of the benefits associated with this product include:

● Fast, easy and cost-effective to install.
● On-site height adjustment and floor levelling.
● No levelling screeds or drying times needed.
● Does not require fixing to sub-floor.
● Hardwearing and requires no maintenance.
● Made from recycled post-consumer truck tyres
● Excellent acoustic performance.
● Rubber crumb cradles have a 60 year guarantee.

These InstaCradles are manufactured by Van Dyck Floors in their ISO 9001 and 14001 accredited factory in Durban, and the factory is also Carbon Trust certified for reducing its carbon footprint by more than 40% over the last 4 years.

Single title Investments, in association with The Flooring Connection, completed the installation to the project team’s requirements. Instafloor SA is proud to have been involved in the project and looks forward to working on more iconic structures in Sandton and the rest of the country.
