Situated along the R567 near Tibanefontein, 60km from Polokwane and 70km from Mokopane (formerly Potgietersrus), the Tibani Shopping Centre provides the rural community of 170 000 people with much-needed convenient access to formal shopping outlets.
Developed by GMI Property Group, the 11 500m² shopping centre comprises 52 shops with Shoprite and Cashbuild as the anchor tenants. The centre is envisioned to become a meeting place for the community and part of a bigger development node that will see 500 residential stands being developed next to the centre, under the auspices of the Department of Housing.
To keep the weather elements out, an expansive 16 000m² steel roof covers the one-level building. Taking into account that the shopping centre is situated so remotely and covers a big surface area, the client wanted a profile that could span long and wide, would be very effective at keeping water out and that would last for many years to come.
ProLok 700 in charcoal grey
Pro Roof Steel and Tube’s ProLok 700 profile was specified in 0,58 Charcoal Grey Chromadek, which was roll-formed on site to produce long sheets using coil supplied by ArcelorMittal. In total, approximately 99 tons of steel sheeting was installed.
With many shopping centre and warehousing projects under their belt, the team from Rainbow Sheeters and Erectors managed the installation.
“On a shopping centre project like this, especially one that is located this far from everything, we want to give the client the best quality product at a competitive price, so that they don’t experience any leaks and so that the sheets last as long as possible with a proper guarantee,” says Gerhard Schoeman, managing director at Rainbow Sheeters and Erectors.
“And since no screws penetrate the sheets, no water can enter through screw holes and the sheeting will last much longer – easily about 20 years if the roof is properly maintained and cleaned regularly,” he adds.
New generation clipping system
Using the patented ProLok 700 clip, consisting of a galvanised, high tensile steel base material with TECHNYL ® C 216C V30 (a type of Nylon 6,6) extruded anchor towers, the system accommodates non-abrasive thermal expansion and contraction in the long sheets. This is because the clips are screw-fixed onto the roof structure, instead of piercing the roof sheet.
Pro Roof Steel and Tube’s Stefan Marx explains that, in contrast, the abrasive edges of metal clips could over time damage the steel sheets during any movement if not properly aligned or installed. This, in turn, could cause erosion of the roof sheet and results in long slits on the side of the ribs, which are likely to compromise water tightness.
Instead the ProLok 700 clip avoids this problem and can operate at temperatures ranging from -40°C up to 180°C, with a life expectancy exceeding that of the roof sheet.
Not just any concealed-fix profile
Marx further points out that the ProLok 700 concealed-fix metal roof sheeting system is ideal for commercial and industrial roofing applications. “Its strength in spanning and fast erection time make this profile economical from a structural and erection point of view,” he states.
ProLok 700’s deep ribs further form a strong and stiff profile with excellent water carrying capacity, even on roof slopes as low as 2°, and also offer optimum wind-load resistance.
“But what really sets it apart from other concealed-fix metal roof sheeting profiles, is that Pro Roof’s ProLok 700 was independently tested according to SANS 10237-2014 and the ultimate limit state of the sheeting system was found to be 1,95kPa/1,3≈1,5kPa, so we deal with proven performance statistics,” Marx concludes.
